Job summary

If you have a knack for troubleshooting and like working with your hands, our Maintenance Technician opportunity will keep you on your feet! Your responsibilities will vary every single day at the community and this role is essential in keeping our community operating smoothly.

There will be an incredible amount of interaction with customers, residents and guests, therefore you will maintain a remarkable level of customer service which is imperative to the success of this position. You will assist in maintaining the physical integrity of the community and ensuring a safe, secure and comfortable living environment for residents, visitors, and staff.

Duties and responsibilities:

  • You will conduct all business in accordance with state and federal regulations (Lead Based Paint, ADA, Fair Housing, HAZCOM Program, OSHA, etc).

  • Do you have the understanding of all pertinent laws and EPA and OSHA regulations?

  • You will be aware of the condition of the property at all times and take immediate steps to correct any unsafe condition.

  • Schedule and perform routine preventive maintenance on all appropriate equipment as directed by the Maintenance Supervisor and the Property Manager.

  • Diagnose and perform minor or routine maintenance or repair, as directed.

  • Remove and transfer appliances and equipment from storage area to apartment (or vice versa) as circumstances warrant and assist in moving abandoned furniture, appliances, etc. to dumpster.

  • You may be required to perform on-call emergency service as requested. You will respond immediately to all emergency after hours calls and arrive at the property no more than an hour after a call comes in.

  • Completes all service requests within 24 hours, unless the request requires extraordinary parts or labor.

Customer service responsibilities:

  • You communicate clearly to residents and respond to resident service requests and concerns in a timely, professional manner.

  • Reads and/or listens to resident requests/complaints in a calm, supportive, and open manner.

  • You will have a clean and neat personal appearance.

  • You clearly demonstrate your amazing customer service skills by treating residents, coworkers, supervisors, and vendors with respect, answering questions in a calm and open manner from coworkers and residents. Responds sensitively to concerns/complaints about maintenance services and exhibits a sense of urgency with assigned work orders.

  • Attend and assist in resident activities and functions after hours as needed.

Education and experience required:

  • Your proficiency in written, verbal, and arithmetic skills are unmatched.

  • You should possess proven knowledge of carpentry, electrical, plumbing, etc.

  • High school diploma required, college degree preferred with 3 to 5 years of apartment maintenance experience.

  • You choose to reason and use good judgment.

  • You'll be able to show off your amazing proficiencies in heating and air-conditioning, plumbing, appliance repair, and many other areas of repair.

  • Your knowledge of Federal, State and Local Fair Housing laws, OSHA and EPA regulations and company safety policies will enable our high level of safety standards.

License(s) or certification(s) preferred:

  • Valid driver’s license and current automobile insurance is required. Position requires individuals to furnish their own reliable transportation to fulfill all of the job’s functions.

  • HVAC certification.

  • CPO certification.

  • EPA certifications Type I and II or Universal for refrigerant recycling.
